All projects require a minimum complete set of existing and proposed scale plans including floor plans for each level, loft plans, roof plans, front, rear, left and right elevation plans, at least one front-back and one side-to-side section plan, block site plan and site location plan.
The level of detail required on the plans depends on the complexity of the project. For example, for Permitted Development Certificate of Lawfulness, the plans can be fairly basic and therefore each plan would need from 1-3 hours work.
For a New Build House, plans must include water, drainage, electric and ventilation routes, daylight and sunlight angles, car turning circles, disabled access, cycle parking, waste and recycling storage areas and so on. These plans usually need 3-6
hours work each plus amendment time.
Developer Projects include another level of complexity, often requiring multiple third party surveys and reports to be included with the final planning application.
